Square footage adds value

In reality it is rare to find the perfect house, even when you have a generous budget. There are usually things you would like to change, even if it is just the colour on a wall. It is important not to be put off the property you are viewing if it ticks lots of important boxes that cannot be altered, such as location.

Cosmetic or Structural Changes: How Much Are You Prepared to Change?

Think outside the box and consider changing and updating the property to make your mark on it. Some people may be happy to knock down walls whilst others will only want to carry out cosmetic work but consider carefully how much changes will benefit the property and how you will use the new home.

Whether it is a loft or an attic, which are prime for conversion, or knocking two rooms together to create one room, space awareness should always be taken into consideration when you are buying a property.

Before you plan to do anything ask a professional for their opinion. Architects and interior designers with a great deal of experience should be able to point out the pitfalls and advantages to any changes you wish to make. They have probably encountered similar projects before and advice at this stage could make a huge difference in the longer term.

How to Gain More Space – Use Your Loft!

If there is a good sized loft space this is often the best choice for increasing the space in your new home. Do not just go to a local builder as loft conversions are structurally complicated and need careful planning.

Architects and interior designers are useful in the planning stage as they can provide you with an overview of the loft’s potential.

If you decide to go ahead with a loft conversion a formal planning application will almost certainly be required especially if the property is old, period or listed. However, a simple conversion may be constructed under “Permitted Development” unless you want to change the roof line or shape, when you will still need planning permission. It is always best to check rather than presume.

The one aspect that always proves difficult with loft conversions is the entrance or access into the space, loft or attic. Stairs consume and use an enormous amount of space, another reason why careful planning is essential.

Whatever you intend to use the space for planning should never be rushed or poorly considered.

Remember, create more living/square footage space, creates added value to your home!
