Finding and buying a home for a client overseas

Premier Property Search was recommended an English family who planned to move back to the UK from Florida principally to educate their children in the UK; given the regular threats, shootings and violent behaviour in many schools and colleges in the US you can appreciate why the parents wished to relocate back to the UK.

It was Covid19 time when we were instructed and retained by the family; appointing a professional buying agent to help with the search for a suitable family home became even more critical as the parents were unable to leave the US during the pandemic as they were not guaranteed entry back into the US after an overseas trip to England. They were reliant and dependent upon liaising with Premier Property Search on WhatsApp and Team communications during the search.

Their UK based family also played a large part in viewing and choosing a suitable property for the family, it really was a team effort by all concerned.

The UK residential market during the post pandemic period has been ‘nuts’; many houses have been secured at amounts in-excess of the guide price due to high demand and low supply of good quality family houses in good locations.

After missing out on several opportunities an ‘off market’ family house close to a good village and school for the four children was identified. Several family members also inspected the house, after numerous WhatsApp telephone calls and videos were taken, negotiations to acquire the property took place.

Whilst the aspirational price, as with all negotiations is always paramount, in this instance the timing proved to be an even bigger part of the successful negotiation. We negotiated hard and offered a prompt exchange of contracts linked to a six-month delayed completion date. Our clients moving back from Florida didn’t need a property until early Spring 2022, the vendors were in the process of building their new home in Devon and were only too pleased to avoid the added costs of having to rent. Both sides were overwhelmingly and deliriously happy with the suggested timing.

The ironical fact is that due to the timing of Covid19 and the families subsequent move to the UK, whilst we handled all of the negotiations through to completion of contracts the property completed a month before the family arrived into the UK.

We also took responsibility for the keys to the house, helped meet Sky for both internet and television to be at the house, arranged for the property to be cleaned throughout, windows washed, carpets and curtains professionally cleaned, met the removal men who delivered and assembled the family’s furniture and personal possessions and appointed gardeners to mow the grass in readiness of the families’ arrival into the UK.
