It is always a privilege and compliment to receive a client recommendation, even if it was from a client who we acted for over 25 years ago…………

We were referred to Keith and Shona Holley back in May by some ex-clients who we recently acted for when acquiring an investment apartment in the Putney area for their daughter. Interestingly, prior to this London investment acquisition, we helped buy them their family home in the Meon Valley, Hampshire some 25 years ago. They recalled the ‘happy experience’ and wanted our assistance to buy an investment property back in the same area that we moved them from many years ago.

When many clients give you a property search brief for a pied-à-terre the intention is typically to use the property at the weekends. Keith and Shona enjoy the London lifestyle of the theatre, opera restaurants and they have a close network of friends who they tend to socialise with over many weekend days. So, this pied-à-terre is to be used and lived in during the week, arguably when the countryside is much quieter and less busy.

Despite viewing over 30 houses and cottages during the past 9 months, it became apparent that when the right property was spotted, being walking distance of an active village, close to a pub, local village shop with the right accommodation and in budget, they would not hesitate to go for it!

A strategy and offer to buy the property was quickly devised and proposed, some negotiation over the fixtures and fittings were agreed and the transaction was placed in the hands of the legal conveyance team.

Exchange of contracts was quickly achieved with a completion of contracts to take place no later than the end of April 2023.

Although a good number of properties were viewed before our clients chose to pounce on this cottage, it could be said that the process of viewing the other properties was the learning curve and knowledge needed to identify the right cottage when it eventually came to the market.

It is very satisfying to exchange contracts on a delightful cottage in West Sussex just a few days before the end the year and just before Christmas 2022.
