A day in the life of a buying agent

The first thing to say is that no two days are ever the same. Every client has different needs and viewing properties can certainly result in some unexpected situations. As you will see, we will go to any lengths to find our clients their perfect property.

Water Pressure

Many clients (particularly from overseas) ask about the water pressure in the showers, I was carrying out a viewing when my client asked me to check the water pressure in one of the showers. No problem I said, done it many times before, you go into the shower cubicle, obviously fully clothed, make sure the shower head is turned away or held in ones hand as high up as possible, shower on, job done, often with a wet arm.

Not this time....we entered the bathroom and my client who happened to be a lawyer was watching on keenly. Un-beknown to me it was an automatic power shower which worked on movement sensors, needless to say, I got soaking wet and we still had other properties to view.

A captive audience, locked – in on a viewing

We went to view a show house with a client on a new development in a Surrey suburb. The receptionist showed us to the house, gave us a brief tour and then left us to look round it while she returned to the reception area to deal with other interested potential buyers.

When we had finished looking round which was admittedly about an hour later, we tried to exit via the front door, only to find that we had been locked in! The back door was locked as well, eventually we all managed to climb out of a downstairs window. When we got back to the reception area the receptionist was amazed to see us and asked "where have you come from?" She had locked the house and gone off to lunch, completely forgetting that we were still in the show house.

Although we had been a "captive audience" our clients decided against buying the house!

The inebriated house keeper and a Jack Russell dog

We were given the ‘inside track’ by an estate agent that a highly desirable property was going to come on to the market. We were invited to view this property before sales particulars were written, pictures taken, floor plans prepared and before the property would be advertised on the open market.

The appointment was arranged with the house keeper and we met the selling agent at the property promptly at the pre-arranged time. We knocked on the front door several times, then the back door but the only response was the continual barking of the owners Jack Russell dog. The back door was unlocked and we entered shouting ‘good morning it’s Philip (who was the selling agent), is it alright if we carry on?’ more than a dozen times.

The house keeper knew we were coming so had to be around somewhere. By this time the Jack Russell had a firm grip on the selling agents’ trouser leg. With the dog hanging on for dear life to Philip’s trouser leg and still barking we thought the house keeper was sure to appear. We started to look around the house and upon entering the drawing room we found the housekeeper, sleeping soundly and nearly unconscious due to a few too many glasses of an alcoholic beverage.

Having completed the viewing, the selling agent out of courtesy went back into the house to say we were leaving. The house keeper never moved and we left the property leaving her and the dog to her their morning snooze.
