Our client, Blake Lapthorn Solicitors, was aware that their client needed the assistance of a Property Consultant who was experienced at selecting a property to meet the individual needs and requirements of their client. Blake Lapthorn chose Premier Property Search to select a property that would take into consideration the specific requirements of their client.
Who is the client?
Blake Lapthorn Solicitors deal with complex legal cases covering Clinical and Personal injury claims. They place considerable emphasis and importance on supporting their clients and their families. One such client was a young lady on the Isle of Wight who required a property adapted for wheelchair access throughout.
When did this project start and when was it completed?
The search for a single story home started in October 2010 and within two months a suitable bungalow was found. Builders had to adapt the property for the client’s needs but as soon as the adaptations were completed our client was able to move in immediately, in June 2011.
What problem(s) did the client have?
The young lady, in her early 20s, was living in temporary rented accommodation on the Isle of Wight which was not suitable for her needs. She wanted to stay within the area she knew well and also in a location where she could still receive the daily assistance she needed from carers and her support team. She therefore required a single storey property, which could be adapted for her needs as a wheelchair bound person, within a suitable geographic location.
What actions were taken to solve the problem(s)?
Within two months of the search commencing a suitable bungalow was found by Premier Property Search. Whilst negotiating to purchase the property Premier Property Search simultaneously contacted builders to ensure the property could be successfully adapted to meet the specific needs of the client.
As soon as the exchange of contracts was concluded Premier Property Search organised a tender process to select a suitable builder who would carry out the work required within the budget and the time frame required.
The level of adaptation and alternation required meant a three month programme which required Premier Property Search to act in a Project Management role. The client needed to serve notice to leave her rental property without leaving herself homeless or wasting rental money by moving out too early, so Premier Property Search had to keep a close eye on the deadlines whilst managing the project and keep their client updated on progress.
What were the results?
The client was thrilled to be updated with the project’s progress and was delighted to have the opportunity to be involved with making décor choices. Premier Property Search knew that this was the client’s home and not just a house so made sure that the client was involved in selecting the fixtures and fittings, including the tiles and colour scheme, something she was delighted to be involved with, as she could make her own mark in her new home.
